House hunters hungry for a piece of Capitol Hill’s quintessential brick architecture should turn their attention to a completely renovated condominium development located at 16 17th Street NE, just off East Capitol Street. Aptly named Number 16, the property is made up of three brick buildings constructed in 1927 that are restored into 20 condos that evoke the neighborhood's history.
Number 16 is currently giving hardhat tours by appointment. Sales on all of the units have begun.
Inside an arched, wrought iron fence, the three buildings form an eastern facing “U” shape around a large landscaped courtyard. Each building is home to no more than seven one- and two-bedroom homes—and every floor plan is unique.
Many of the homes span two levels and measure between 700 and 1,200 square feet. The two-bedroom units on the top level feature roof decks (there are four total) and a couple of the lower condos feature balconies. All of the homes were designed with open floor plans to maximize available space. Finishes are modern, but not excessively so. Interior trims are simple and clean; living spaces feature tons of natural light; kitchens include islands, quartz countertops and white Shaker cabinets; and bathrooms are spacious with stainless steel fixtures.
Number 16 is conveniently located four blocks from Lincoln Park, and it's not much farther to Eastern Market. A short walk north will bring Number 16 residents to the H Street Corridor, packed with restaurants, bars and a soon-to-come Whole Foods market. The Stadium Armory Metro station is just 2.5 blocks away and a Safeway is located on 14th and D Streets NE.
Homes at Number 16 start in the low $300s for one-bedrooms and in the high $400s for two-bedrooms.
