New Development on Rhode Island Avenue Could Have Restaurant, Grocery and Coworking

A multi-layered new development is on the boards for Rhode Island Avenue NE.
Addisleigh Park Washington Properties has applied for Board of Zoning Adjustment approval to raze and replace a restaurant on a triangular lot at the corner of Rhode Island Avenue and Hamlin Street NE (map) in the Langdon neighborhood.
The project that will be built in its place, called Woodridge Commons, would house a restaurant with rooftop bar/dining on the mezzanine, second- and penthouse levels, as well as a coffeeshop and possibly a grocery store or coworking space on the cellar, ground and mezzanine levels.

The ultimate combination of uses will depend on what the market demands. "In order to provide the Applicant with flexibility in marketing the space and to respond to uncertain market demand, the Project has been specifically designed to allow options for various commercial uses of the space, including, coffee shop, restaurant, grocery store and roof top bar," the application states.
Studio Upwall is the architect of the development, which received unanimous support from the ANC 5C at a September 2018 meeting. A BZA hearing has not yet been scheduled. Additional renderings are below.
