Raze Applications Filed For Long-Planned Superfresh Redevelopment in AU Park

Raze applications have been filed for three properties in American University Park that could signal movement on the long-planned development at the site of the former Superfresh grocery site.
The raze permits were filed by Lady Bird Apts, LLC for 4820 and 4822 Yuma Street NW as well as 4330 48th Street NW (map). The permits are valid for a month.
The addresses above are included in the site plan for the development dubbed The Ladybird. The project would deliver 214 units, a 13,000 square foot grocer, and five townhouses to 4330 48th Street NW. Twelve percent of the residential space would be inclusionary zoning units. Valor Development is the project developer and Torti Gallas is the architect.

In late-2019, the DC Zoning Commission unanimously voted to approve the planned unit development for The Ladybird after a four-year tug-of-war over the project's particulars. In July 2020, community organizations Citizens for Responsible Development (CRD), Neighbors for a Livable Community, the Spring Valley-Wesley Heights Citizens Association, and nearby resident Marilyn Richert filed an appeal to dispute the Zoning Commission's approval of the project.
Valor Development did not immediately respond to UrbanTurf for comment on whether the appeal is still ongoing or if the raze permits are indication that the development is moving forward. We will update this story if they provide comment.
