Planned Creative Office Project in Adams Morgan Hits the Market

Nearly two years ago, creative agency Maga Design unveiled plans to convert an alley-fronting garage in Adams Morgan into office space for the firm. Now, that project is for sale.

2412 18th Street NW Rear.

The garage at the back of 2412 18th Street NW (map) is currently on the market for $3.3 million. The property was listed in late October.

Plans courtesy of CORE architecture + design show the potential for 15,000 square feet of office space on the site, preserving the building façade while replacing the existing roof to add skylights and a terrace.

The conversion concept was approved by both the Historic Preservation Review Board and the Board of Zoning Adjustment. It is unclear why the property was put on the market.

The structure was originally built in 1906 for luxury car parking; it was expanded in 1910 and eventually used for art storage and restoration. The 18th Street-facing rowhouse that shares an address with the garage has been approved for retrofit into four residential units above retail.
