Mortgage Rates Creep Back Toward 7%

The 30-year fixed-rate mortgage averaged 6.95% this week, according to Freddie Mac's latest mortgage survey — up from 6.76% a week earlier and the highest weekly average since early 2025. Freddie Mac's chief economist, Sam Khater, attributed the move to markets continuing to digest incoming economic data rather than any single catalyst, describing rates as being in a state of ongoing "fluctuation."

Rates haven't been this high since January 2025, when the 30-year briefly topped 7%. They spent most of 2026 well below that mark — dipping into the low 6% range by last December — before climbing steadily back over the past several weeks.

Where rates go from here remains an open question. Mortgage rates track the 10-year Treasury yield more closely than they track the Federal Reserve's short-term rate decisions, so any near-term relief will likely hinge on how upcoming inflation and labor market data shape investor expectations.
