What's Hot: DC-Area Home Prices Shatter Record in April
More Down Than Up: A Look at Detached Home Prices Around DC
About a month ago, UrbanTurf examined how condo and co-op prices were driving home price appreciation in the DC region. Today, we look at prices for another property type in the city: detached, single-family homes.
The median price for detached houses is down a bit (-6%) between the second quarter of 2022 and 2023, but the ups and downs vary pretty significantly in neighborhoods around DC.

In most of the ten or so neighborhoods that UrbanTurf looked at using Bright MLS data, the price for a detached home fell between the second quarter and the same time last year with Deanwood (-25%), Shepherd Park (-20%) and Cleveland Park (-17%) showing some of the largest drops.
While most neighborhoods have median prices north of $1 million, that isn't always the case: Brookland ($845,000), Hillcrest ($632,500) and Deanwood ($379,450) have prices that don't reach that level.
