More Units and a Bit of a New Look For 255-Unit Washington Boulevard Development

About a year ago, UrbanTurf reported on a proposal from Eleventh Street Development to deliver a mixed-use project to a prominent Virginia Square intersection. Now, the development has a slightly different look and a few more apartments.
Rather than 247 apartments, the all-residential building slated for 3411, 3415 and 3421 Washington Boulevard and 1122 N Kirkwood Road (map) is expected to have 255 apartments. Although the building won't have any ground-floor retail, the design incorporates a commercial-style streetscape.

When initially proposed, the building was six stories and 76 feet tall; the current design is seven stories and 80 feet tall. While the dozen studio units have been more or less consistent in the plans, the previous unit mix skewed heavily toward one-bedrooms with some two-bedrooms; the unit mix will now include a handful of three-bedrooms and will have a comparable number of one- and two-bedrooms.
Ground-floor amenities will include an interior courtyard, a fitness center with "motion studio", and a dog spa. Odell Associates is the building architect.
