Alley Live/Work Space Proposed For Naylor Court

UrbanTurf’s affinity for alley dwellings and live-work spaces is quite strong, so we were excited to see plans filed on Monday for a new residence that combines those two concepts.
The owners of 1317 Naylor Court NW (map), currently a private garage, have plans to convert the property into a rowhouse by adding an 1,800 square-foot second story on the existing building, per documents filed with the Board of Zoning Adjustment (BZA). The first floor — where the existing garage is located — would be renovated to include the garage, a workshop and studio area, a kitchen, a bathroom, and a living area. Two bedrooms, another bathroom, an office and a rear roof deck would be located on the second level.
The façade on the building’s first floor will be a frosted glass garage door with a separate glass entrance. The front section of the first level will house parking and the workshop/studio space. Behind that will be the kitchen and living room that will open to the second level.

The owners of the property have already filed with the Historic Preservation Office (HPO) and are taking the Office’s directions seriously. The second level will be set back twelve feet from the first floor and “will be faced in Cor-Ten steel to differentiate the addition from the historic one-story brick façade,” per HPO guidance.
