Large 20-Unit Condo Project Coming to Brookland

Lock 7 Development plans to build a 16- to 20-unit condo building in Brookland, UrbanTurf has learned.
Located at the southwest corner of the intersection of Franklin Street NE and 12th Street NE (map), the large site will accommodate a new construction project with larger-than-average units, a parking space for each condo, and a sizable communal green space, Dave Gorman of Lock 7 told us.
Each unit will be 1300 square feet and will span two levels, townhouse-style. The developers are hoping to offer private decks and roofdecks when possible. They are considering a retail element or live/work spaces (which explains their interest in demand for such properties).
The project is the latest in a boom of activity in Brookland, and will be located across the street from Menomale, a pizza place that is growing in popularity.
“We think 12th Street NE could look and feel very similar to 11th Street NW in Columbia Heights in a few years,” said Gorman. “It has a great neighborhood feel and supports several small, independent retailers.”
Delivery is estimated by the end of 2014.
