From 82 to 348 Units, a Proposed Affordable Housing Redevelopment in Arlington

AHC Inc. is seeking to more than quadruple the amount of affordable housing on an Arlington County site.

An affiliate of the nonprofit developer has applied to replace the 82 units at Fort Henry Gardens with 384 units across four new buildings straddling South Lowell Street (map). The twelve buildings on the 5.14-acre sites were constructed in 1940.

Parcel B, south of Lowell Street, would be redeveloped first. The six-story Building 1B would deliver 100 units, and the five-story Building 2B would deliver 102 units. These buildings would be served by 176 vehicular and 80 bicycle spaces.

Parcel A, north of Lowell, would consist of Building 3A with 120 units, and the three-story, 28-unit Building 4A. These buildings would be served by 132 vehicular and 40 bicycle spaces. 

The unit mix across the entire project will include studios to three-bedrooms, and all parking will be at- or above-grade.The new construction will also include solar panels and a community center.

The applicant is seeking to rezone the property and exceed the maximum height of 60 feet due to the grade change at the site. Bonstra|Haresign Architects is the designer.
