The number of neighborhoods in DC where the median home price hit or exceeded $1 million reached a record level in 2022. Last year, a few of those areas dropped off the list.
An analysis by UrbanTurf with data from Bright MLS found that there were 14 neighborhoods in 2023 where the median home price exceeded $1 million, down from 18 neighborhoods in 2022.

The three priciest neighborhoods in DC -- Berkley, Kent and Spring Valley -- are the sections of the city where home prices exceeded (or are quite close to) $2 million. Spring Valley saw prices jump nearly 20% last year, thanks in large part to bigger homes selling compared to 2022.
Out of the 14 neighborhoods, there were six where the median home value fell, however that drop can be attributed to a higher volume of smaller homes selling in most of these areas compared to 2022. A few of the neighborhoods that barely missed the million-dollar list last year include Bloomingdale, West End and Capitol Hill.

Note — median price takes into account co-ops, condos, and single-family homes.
