Cash Remained King In DC Housing Market In 2025

The proportion of all-cash home sales in DC remained at record levels in 2025.
Approximately 6,320 homes sold in the city last year — and 26% of those listings went to buyers paying all cash, tying the highest percentage on record from 2024.
The percentage of all-cash transactions has been on a steady rise in the city over the last decade. In 2016, they accounted for 17% of sales; by 2020, 20% of sales went to cash buyers.
High mortgage rates, growing equity in homes, and a surging stock market are leading reasons why wealthier buyers in DC are opting to go the cash route rather than financing the purchase. The all-cash neighborhoods in DC were largely the priciest with four of the top five coming in neighborhoods where the median home price exceeds $1 million.

Below is a sampling of DC neighborhoods and the percentage of all-cash transactions last year:
- West End: 58 percent
- Georgetown: 55 percent
- Spring Valley: 49 percent
- Kent: 45 percent
