In this week’s edition of Best New Listings, we look at a Lanier Heights condo in a townhouse with a large front porch, a five-bedroom in Kalorama with a billiards room (and wraparound porch), and a two-bedroom row house with a double-decker porch near the H Street Corridor.

Lanier Heights Condo With a Spacious Porch
This one-bedroom is at the north end of Lanier Heights, close to Mount Pleasant and Adams Morgan. The best part, the agent tells us, is the very large front porch of the building and the abundant natural light streaming through the space. Though the original home was built in 1925, the now five-unit building was renovated in 2008. The kitchen is on the small side, but the living room and bedroom are comfortable. There is a washer/dryer unit in one of the condo’s closets, and the building has lower than average condo fees, at $154 per month.

Fancy Five-Bedroom Near Embassy Row With a Billiards Room
This luxurious five-bedroom home has some stunning spaces, like a vaulted-ceilinged family room (added in 2005) with walls of glass doors leading to the wraparound porch. Some other impressive features include a chef’s kitchen with an extra large stove, a breakfast nook overlooking the garden, and a third floor perch at the top of the stairs. Built-ins and fireplaces appear in various rooms in the house. The home’s rear porch surrounds the first floor and looks down on the landscaped garden; the lower level, with a billiards room and kitchenette, opens onto the grounds.

Double Decker Porch in the H Street Corridor
Given its proximity to the H Street Corridor, this two-bedroom row house seems to be priced well. The home is updated, with a new kitchen and bathrooms and clean spaces all around. The 1,400 square foot house has a formal dining room, living room, and two well-sized bedrooms. UrbanTurf’s favorite parts are the two back porches which are private, covered, large and feel like outdoor rooms.
