Though many of the rooms are small, the renovation in this three-bedroom highlights the home’s charm and coziness and every inch feels thought-through. The kitchen, in a dusky blue, has details like cookbook nooks and a wide counter that opens up to the dining room. The basement is now a TV-watching room with walls of exposed brick and a ceiling with exposed beams. Finally, we liked the master bedroom, which connects to an enclosed porch that is now being used as an office.

Built in 1918, this five-bedroom Victorian has only changed hands once in almost a century. In 2005, the current owners led an extensive renovation that gave the home a breezier, lighter look, an up-to-date kitchen and a bathroom with a soaking tub. The home still retains some of its old-fashioned features, though, like pocket doors separating the kitchen and wainscoting in the dining room. At this price point, you would probably expect perfect finishes and extra rooms, and this house delivers: we loved the enclosed porch, office, and second kitchen attached to the downstairs rec room.

All too often, residents who want a family-sized home find themselves priced out of DC proper.
