Another Howard University Property Prepares for Redevelopment

As Howard University prepares for the next phase of its campus plan and redevelopment of off-campus properties, another site is on the table.
Quadrangle Development, on behalf of the university, has applied to rezone the site of the university's three-story office building across the street from Shaw/Howard University Metro station at 1840 7th Street NW (map). The requested map amendment would change the zoning of the site from RF-1 to ARTS-3, enabling a future mixed-income residential building with street level retail along 7th Street.
RF-1 zoning, or residential flats, typically allows for development of rowhouses with up to two units per lot, while the ARTS-3 zone allows for development of medium density mixed-use in a building up to 65 feet tall, with an emphasis on creating employment opportunities. If residential with inclusionary zoning is planned, the building can be up to 75 feet tall with at least 75-80 percent of the lot used for residential. The zoning application cites the current and proposed Future Land Use Maps, which both recommend medium-density residential and medium-density commercial use for the location.
