The latest installment of Above Asking includes two recently-featured properties that were listed for under $500,000 but sold for over $500,000.


An $84,000 Premium for Room to Play

Located in the Hyattsville Historic District, this ranch-like house has plenty of indoor and outdoor room for play. Past the screened-in front porch, the 900 square-foot interior is deceptively spacious. The living room opens into a bright eat-in kitchen with white and pewter blue cabinetry and under-cabinet lighting, butcher block countertops, a hood above the stove, and shelving across the window above the farmhouse basin sink. Stairs in the kitchen lead down toward the lower level, which has a rec room with a rock-climbing wall, a half-bath, a laundry room, and ample storage space. On a remote 1.44 acres in Rappahannock County, the 18th-century former Battle Run Primitive Baptist Church commanded $72,300 above asking price. Although the exterior retains its monastic simplicity, the recently-converted interior has a sleek style, introduced by the ebony-stained trim and ceiling beams and a floor-to-ceiling mirror in the foyer. The open living/dining room has 17 foot-tall ceilings and the kitchen is built in beneath the stairs and primarily composed of contrasting salvaged barn woodblocks. On the main level, the owner's suite has views of the Blue Ridge mountains, a dressing room closet, and a hotel-inspired en-suite with a spa-like shower and separate water closet. The second bedroom suite is upstairs past the mezzanine-like landing.
