JDLand broke fairly big news this morning that national homebuilder Toll Brothers has purchased the land adjacent to Velocity Condos, where it will build a 250-unit residential project. Details (will it be rentals or condos, when will construction start) are unavailable at the moment, but the prolific Near Southeast/Capitol Riverfront blogger provided some background on the site:
“The land has been owned by the Cohen Companies since their purchase of the entire block bounded by 1st, Half, K, and L in 2005…the garage and below-grade structure for the Toll Brothers lot is already built.”
Given the current state of lending, we would be surprised if this project went condo. However, inventory is pretty tight these days in the District, so you never know.
