38 Units and Office Space: A Mixed-Use Redevelopment Proposed for Georgetown's Main Drag

More residential development is being proposed for Georgetown's main drag.
The Old Georgetown Board (OGB) is reviewing an application to renovate the existing buildings at 2900-2924 M Street NW (map) and build a new 4-5 story building behind it, delivering additional office space and roughly 38 residential units.
The strip currently houses retail and services including an antique gallery and the Georgetown Veterinary Hospital. In the new development, the buildings fronting M Street would have ground floor retail and office space on the second floor and two cellar levels.

The proposed development would include demolition of two alley-facing portions of the buildings in order to infill new construction on the rear surface parking. The new construction would have an office level with skylit mezzanine below residences across four stories and a penthouse, with a green roof surrounded by private terrace space.
The building would also have garage parking accessible by car elevator, accommodating 32 vehicles by stacking three in most of the spaces. Hickok Cole Architects is the designer.
OGB will review the project next month. An additional rendering is below.
Correction: The development is proposed to have 38, not 28, residential units. The address has also been updated to include 2924 M Street NW.
