900 North Washington Street in Old Town Alexandria is a new 57-unit condo development that has numerous green features meant to save purchasers “green” in the short term and over the long haul.
Location, Parking and Transportation
900 North Washington Street is located at the junction of Powhattan Street and North Washington Street (map) in Old Town Alexandria. The property is about a 12-minute walk from the restaurants and retail of King Street and a 10-minute walk from the Braddock Road station on Metro’s Blue and Orange lines. The #2 and #5 DASH bus lines are also at the building’s doorstep, providing easy access to Alexandria’s major public transportation options.
Despite its emphasis on eco-friendliness, 900 North Washington Street doesn’t leave drivers wanting. It is situated right at the mouth of the George Washington Memorial Parkway, providing a straight shot into DC, and Jefferson Davis Highway (Route 1) is a couple of blocks away, which offers a quick route to Del Ray, Potomac Yard, Crystal City, Pentagon City, and 395. Each unit also comes with one garage parking space.
Green Features
All aspects of 900 North Washington Street were designed with the LEED standards for sustainable green buildings in mind. The buildings were constructed with recycled lumber, green-certified Brazilian cherry flooring and carpeting, and Pella thermal pane windows. Bathrooms are equipped with dual flush toilets and low-flow fixtures to reduce water usage.
Heating and cooling for the units is generated by a WaterFurnace geothermal system. The system claims to help residents save up to 70 percent on heating and cooling bills. Combine those monthly savings with a minimum $7,000 energy tax credit for each unit, and these condos begin to look very attractive.
Living Space
The units are equipped with custom cabinetry with a choice of white, natural maple, or stained black finishes, KitchenAid Architect Series stainless dishwashers, and Subzero 600 Series refrigerators. The bathrooms sport Grohe fixtures, separate frameless glass showers, Kohler Devonshire soaking tubs and toilets, and marble countertops.
Each of the three buildings in the development contains an exercise room and there are also two common rooftop terraces. 900 North Washington’s first resident moved in in October 2009 and told UrbanTurf he was very happy with his apartment and the local neighborhood, as well as the development’s environmentally-friendly amenities.
Price Range for Available Units
The property has sold six of the 18 units in its first phase and expects to have homes in the second phase available in March. Prices range from approximately $379,000 for a one-bedroom/1.5-bath to $599,000 for a two-bedroom/two-bath. Condo fees start at $279/month for one-bedroom units and $397/month for two-bedroom units.
