85-Unit Hybrid Lodging Development Pitched For Middle of Chinatown

A revised plan is on the boards for a group of five townhouses in the middle of Chinatown. 

Back in February, Rift Valley Partners pitched plans for a 47-unit residential development with a hybrid lodging use for the properties at 509-517 H Street NW (map). Designed by Cunningham | Quill, the project has gone through a number of revisions as it makes its way through the historic preservation review process in DC, and the most recently-filed plans are for a nine-story, 85-unit development that is somewhere between a hotel and an apartment building.

The units in the building will range in size from studios to junior two-bedrooms. Amenities will include co-working space, a gym, and a lounge and outdoor terrace on the roof. 

"The proposed project will be a lodging use, but with boutique apartment style unit amenities for short and longer stays," Rift Valley Partners Stephan Rodiger told UrbanTurf earlier this year.

The exteriors of the townhomes will be preserved while the interiors will be renovated and a large set-back rear addition will be constructed. The development team will go before DC's Historic Preservation Review Board in December.
