650-Unit Development Near Union Market Will Be Delayed

Gallaudet University and JBG SMITH's plans for a new 650-unit residential development near Union Market will be delayed.
The development team has filed for a two-year extension of an approved planned-unit development (PUD) for a 120-foot, 647-unit residential development at 1331 5th Street NE (map) behind Union Market. The development received approval in 2023.

"Since approval of the Order, the Applicant has continued to diligently pursue development of the Project, including working with the development team to progress the design," the application for an extension stated. "However, the Applicant requires additional time to secure financing to move the Project toward construction given the continuing challenges in the market conditions for commercial real estate development in the District."
The plan for Parcel 4, designed by Selldorf Architects, is part of Gallaudet and JBG SMITH's larger vision to deliver over 450,000 square feet of office and administrative space, 129,000 square feet of retail, and up to 1,769 residential units on either side of 6th Street between Morse Street and Neal Place NE (map).
