49-Unit Project Proposed to Replace Liquor Store Across From Nats Park

The family who has owned the Cap Liquor store across from Nationals Park (map) for more than two decades is looking to add more housing to the South Capitol Street corridor.

A zoning application has been filed to replace the building and parking lot with a 10-story, 49-unit development with 3,500 square feet of ground-floor retail and 4,560 square feet of second-floor office space. The development will also incorporate the façade of the rowhouse at 1307 South Capitol Street SW.

At least five of the apartments will be affordable, and all of the units will be one- or two-bedrooms. There will be no parking nor loading spaces, but there will be 17 long-term bicycle spaces. Rich Markus Architects is the designer.

Most of the units will have a balcony and there will be an indoor/outdoor amenity at the penthouse level. 

"The Project’s focus on outdoor areas is intentional and directly responds to the larger stay-at-home dynamic introduced by the current pandemic and related resident wellness benefits," the application states.

A zoning hearing has not yet been scheduled; additional renderings are below.
