43 Condos on the Waterfront: A New Look For One of Georgetown's Largest Projects

The largest residential development planned in Georgetown has a more refined look.
Today, the Old Georgetown Board (OGB) is reviewing the newest iteration of IDI Group's plans to retrofit and add to the buildings at 3401 Water Street NW (map) to create a 43-unit condo development with retail/restaurant space. The designs from BBGM Architects are not only more detailed, but also incorporate previous feedback from the OGB.

The latest plans imply a condo count closer to 43 than the previously cited 49 units, spanning from studios to two bedrooms with dens. There will also be a penthouse with terrace and a rooftop pool.
While Gypsy Sally's and other tenants are expected to vacate the building in January, the renderings indicate that the 2,500 square foot Berliner Beer Hall will remain.
At last month's review, OGB requested more differentiation between the Canal and Water Street elevations and a more refined relationship to the towpath and the Key Bridge. Changes to the design include loggia-style balconies on the towpath elevation, and the gray portions of the massing have been recessed further. Also, while previous design iterations angled the wall facing the Bridge, the new wall is parallel to that of the existing building.
