A 415-Unit Development Proposed for Silver Spring Motel Site

A proposal is in the works to replace a motel on the Silver Spring/DC border with a 415-unit development.
NRP Properties, the contract purchaser of the Days Inn/Travelodge site at Eastern Avenue and 13th Street (map), has filed a concept plan application to enable a 415-unit development with 9,500 square feet of retail. Plans were shared with the public on Thursday evening.

The development would incorporate a five-story parking garage and a surface parking lot owned by Montgomery County. A new garage would be built on the lot, beside the existing garage, and the new 13-story building would wrap the garage with 326 market-rate and 47 affordable units. Design Collective is the architect.

This "East Building" would have double-height retail at the corner of 13th and Kennett Streets, and there would be a pool terrace above the retail.
At the ground level, there would be a 14,800 square-foot plaza between the East Building and a 4-story "West Building", which would replace the standalone Subway sandwich shop fronting Eastern Avenue. The latter building would deliver 42 affordable units. The entire development would also include 307 vehicular parking spaces and 95 long-term bicycle spaces.
