375 Apartments and a Public Plaza: The Proposal for a Familiar Site in Brookland

Last month, UrbanTurf reported on the two-building planned-unit development (PUD) proposed for a site in Brookland. Now, the zoning application has been filed and more details and renderings are emerging.
The Hanover Company has applied for a PUD and map amendment for the 90,293 square-foot site at 3201 and 3135 8th Street NE (map). Currently zoned PDR-1, the application would rezone the site as MU-4, allowing the development team to replace the single-story industrial buildings on the site with a pair of residential buildings flanking a public landscaped plaza at the terminus of Jackson Street.
The residential buildings will deliver 375 apartments above a below-grade parking garage with 186 vehicular spaces and storage for 125 bicycles. The U-shaped north building will contain the amenities for both buildings, including a third-floor courtyard with outdoor pool; there will be two courtyards in the south building also. As designed by KTGY Architecture + Planning, some of the street-level units along 8th Street will have separate entrances and lawn spaces.

Roughly 45 of the apartments will be inclusionary zoning units; approximately 6 percent will be for households earning up to 30 percent of median family income (MFI), 14 percent for households earning up to 50 percent MFI, 67 percent for households earning up to 60 percent MFI, and 13 percent for households earning up to 80 percent MFI.
