371 Apartments Proposed Near Monroe Street Market in Brookland

Several hundred residential units may be headed to the area surrounding Monroe Street Market.
As first reported by The Brookland Bridge, a development team led by The Hanover Company has given notice of intent to apply for a planned-unit development (PUD) which would deliver two residential buildings at Jackson and 8th Streets NE.
The current plans are to deliver 371 apartments across the two buildings, which will have a maximum height of 65 feet and will be bisected by a courtyard. A below-grade garage would provide roughly 186 parking spaces. KTGY Architecture + Planning is the development architect.

The 90,289 square-foot site at 3201 and 3135 8th Street NE (map) abuts the Metrorail tracks and is currently zoned PDR-1 and improved with single-story industrial buildings. The PUD would request the site be re-zoned MU-4, which would permit by-right moderate mixed-use.
The PUD application will likely be filed in the coming months after the development team presents to local ANCs and other community meetings.
