TCS Realty Associates and Donohoe Development have filed new plans with Arlington County to deliver an 11-story residential and hotel development on the 81,062 square-foot site at 3200 Wilson Boulevard (map). The residential building will deliver 290 units above 16,169 square feet of retail and the hotel would deliver 229 rooms and a rooftop bar. The site currently contains two small office buildings, a Silver Diner, a beer garden, and auto repair shop Joyce Motors.

The residential unit mix would span from studios to two-bedrooms, and the building would have a courtyard with pool. A new 10th Road N between the buildings would operate as a multi-modal woonerf. There will also be 200 residential parking spaces, 116 long-term bicycle spaces, 33 retail parking spaces, and 88 hotel parking spaces. KGD Architecture is the designer.
The applicant's requested zoning relief includes the required parking and the hotel use. Additional renderings are below.
