14th and S Street Residential Project Likely to be Condos

14th and You recently posted a comprehensive preview of the 125-unit residential project that is planned for 14th and S Streets NW. The blog sat down with JBG project manager James Nozar to get the latest on the biggest residential development to hit Logan Circle in years. The full post is a good read if you are interested in development along 14th Street NW, but we picked out some highlights below.

Rendering of the yet-to-be-named project
- Demolition of the site will begin in the coming weeks and the project will likely deliver in Spring or Summer 2012.
- 85 percent of the units will be efficiencies and one-bedrooms. This is not breaking news, but worth noting.
- Nozar told 14th and You that the project will likely be condos, not apartments. His reasoning: “Our analysis showed that there are not many condo units remaining in the 14th Street/Logan area, particularly the smaller units—studios and one bedrooms. The ones still on the market tend to be larger, more expensive units. The smaller units are selling much more quickly and are in higher demand.”
- One-bedrooms at the project will come in at around 650 square feet; two-bedroom units at around 1000 square feet.
