13th Street's Southwest Church of Christ Hits the Market

Churches on 13th Street seem to be a hot real estate commodity these days.
UrbanTurf has learned that the building currently being used by the Southwest Church of Christ at 3100 13th Street NW (map) hit the market on Tuesday. The church sits on an 8,000 square-foot lot about a block from the Columbia Heights Metro station and is zoned R-4, which means that the site can be used for single-family residential uses (including detached, semi-detached, row dwellings, and flats), churches and public schools.**
Listing agent Glen Sutcliffe told UrbanTurf that the property, listed for $1.2 million, has already generated a lot of interest over the last 24 hours. Sutcliffe didn’t know whether the property had a historic designation, but regardless, boutique developers across the city are likely figuring out a way to make a play for the building.
And based on another church that sold on 13th Street a few months ago, a bidding war will likely ensue. 1801 13th Street NW (map), a portion of which served as a church, hit the market back in October 2011 for $599,000. It ultimately generated over 20 offers and sold for $950,000.
