$11 Million DC Mansion Hits the Market, Complete With Plans For a New Home: Figure 1

Homes in DC priced above $10 million hit the market about once every couple months, but they aren't often listed with images of a new house that could be built on the property's lot. 

A French Normandy style residence was listed on Thursday for $11.2 million, making it one of the priciest homes for sale in DC. The home is located adjacent to Woodland-Normanstone Park not far from Massachusetts Avenue Heights, a section of DC known for its seclusion as well as its exclusivity. The home is listed with Jeff Mauer of Washington Fine Properties.

While the location alone might justify the high price tag, the real value with the property comes due to the fact that it includes the two lots adjacent to the main house. The listing also comes with a rendering of a new house that could be built on-site, courtesy of Barnes Vanze Architects, the firm re-designing Jeff Bezos' home in Kalorama

Somewhat relatedly, last June, developer Robert Elliott, who plans to replace the Georgetown Dominos at 3255 Prospect Street NW with a condo development, offered plans for a 16,000 square-foot mansion spread over four levels to be built on site. No buyers materialized and the plans are to continue with the condo development.
