Why Tysons Needs 10,000 More Apartments

Tysons Corner will need a lot of new housing over the next 15 years, according to a new report out today.
15,000 new residents are expected to arrive in Tysons over the next decade and a half, fueling demand for roughly 10,300 new housing units, the Future Housing Demand in Tysons report concluded. The report, from the Tysons Community Alliance (TCA), analyzed demographic patterns, economic forecasts, and market dynamics to understand who will live in Tysons by 2040.
Among the major findings, the study concludes that one- and two-person households will account for most of Tysons Corner’ population increase, driven largely by young professionals and active seniors. This shift will require a steady stream of rental and for-sale options, along with more age-friendly housing. At the same time, the report emphasizes the need for a more balanced mix of two- and three-bedroom homes to accommodate families.
Affordability remains one of the central challenges highlighted in the report. About half of new households are expected to earn below 120% of the Area Median Income, underscoring the importance of workforce housing and policies that support income diversity.
