This week in What X Rents You, UrbanTurf looks in the $2,400 a month range and found a variety of choices for prospective renters in DC with this monthly budget.
Three-Bedroom Truxton Circle Townhouse with Renter’s Most-Wanted Amenities
More Truxton Circle than the advertised Shaw neighborhood, this three-bedroom, 1.5-bath is one of those rentals for three recent college grads who are looking to rent in the city, and not break the $1,000/month barrier. The rental looks to be a little dark, but has a fair amount of space (1,300 square feet), and the two amenities that renters and buyers alike seem to want above all else these days: an in-unit washer/dryer and off-street parking. The townhouse is available starting on September 1.

Three Bedrooms, Two Kitchens on Eastern Edge of Columbia Heights
The $2,400/month range seems to be the sweet spot for three-bedroom rentals in DC right now. Straddling the border between Columbia Heights and Pleasant Plains, this three-bedroom row house has two bedrooms and a bathroom on the upper level, a kitchen, living room and dining room on the main level and then a third bedroom, a second bathroom and another kitchen on the lower level (which also has a private entrance). The house, available in the middle of this month, requires a $40 application fee and a month’s rent for a security deposit.

Location Over Space: Dupont Circle One-Bedroom
This Dupont Circle one-bedroom is meant for the renter that prizes central location over space. The 600 square-foot unit is being subletted by the current tenant for a preferred term of six months or longer. Available starting on September 19, the small upper-floor apartment near 17th and Massachusetts Avenue NW can also come furnished (with among other things, a TV and DVD player) and the building has services and amenities like a 24-hour front desk and a roof deck. What the eventual tenant is really paying for, though, is the apartment’s proximity to the Dupont Metro (a five-minute walk) and downtown.
