The latest installment of What X Buys highlights a couple of options for would-be buyers in the DC area with an $850,000 budget.
Classic with a Twist in Capitol Hill
Diagonal from the new Capitol Hill Safeway, this early 20th-century rowhouse has a simple exterior that contrasts with its updated interior. The living room is open to the foyer and includes a set of built-in shelves above cabinets across from a corner brick panel wood-burning fireplace with ledge hearth. The brick wraps around the corner to form an accent wall in the dining room a couple of steps above. Sliding glass doors in the dining area lead out to a platform deck above a gravel backyard with planting areas, two sheds, and a secured parking pad. Upstairs, the bedrooms share a bath with a double sink and white subway tiles up the shower/tub walls; the owner's bedroom has a skylight and the narrowest of the bedrooms also has pew-like wooden shelves with scroll brackets mounted on a painted brick wall.

Cute and Convenient in Falls Church
Conveniently located on an almost-third-acre lot just off the I-495-66 interchange in Falls Church, this adorable mid-century split level home has an updated, efficiently laid-out interior. The living room has an extra-tall quartet of windows and built-in shelving above cabinets flanking a window on the adjacent wall. Up a few stairs, the family room has a floating electric fireplace between marble slabs, and on the opposite side of the level, the kitchen has a breakfast bar island with storage and a hood above the stove. A back door between the rooms leads out to a paver patio, and around the corner, the kitchen-accessible side yard includes a shed. The owner's bedroom has mirrored sliding closet doors, and the carpeted lower level rec room has dual access to the backyard.
