Up to 320 Units and Restored Rowhouses: The Latest Plans on South Capitol Street

The Nationals Park-proximal residential pipeline continues to grow.
Jefferson Apartment Group and Fortis are proposing a new mixed-use development at 1319 South Capitol Street SW (map) and presented plans earlier this week to ANC 6D.
The site, previously owned by an affiliate of the Ronald D. Paul Cos., sold in May for $31.5 million. Bisnow has reported that the development will have up to 320 units.

The 37,453 square-foot site includes three of the six rowhouses on South Capitol Street and five of the seven rowhouses on N Street. The new development will create three new rowhouses on South Capitol Street and restore two others to be used as residential or commercial space, while one N Street rowhouse will be razed and the other four restored as new residential units. Beyer Blinder Belle is the architect.
The development team plans to return to ANC 6D in September or October to seek support for the project; because the site is in the Capitol Gateway Overlay District, it requires a design review by the Zoning Commission. The site is also in an Opportunity Zone.
