292-Unit Residential Project Near Nats Stadium Could Start in 2013

On Thursday evening, the developers behind Square 701, a lot of land directly north of Nationals Park that will be turned into a massive mixed-use development, presented updated plans to the public and ANC 6D07’s Citizens Development Advisory Committee.
The project, which will be bounded by 1st Street, M Street, N Street, and Cushing Street SE (map), will consist of a 292-unit residential building, a hotel, a 224,500-square-foot office building, and retail along 1st Street SE and in a small, two-story building at 1st and N Streets. Grosvenor and McCaffery Interests are working with architects Hickock Cole and Gensler on the development.

The residential building has an unusual layout, with a triangular cutout dividing it into two buildings connected by a bridge. The interior walls of both have jagged balconies and windows facing south to maximize the views of the ballpark and the river. The terraces will be stepped to maximize the views, and there will be a courtyard created by the opening.
Representatives from Grosvenor and McCaffery said that the residential component will likely go up first. They estimate that construction will start at some point in 2013 and take 20 to 24 months. As for the office component, they are currently looking for potential tenants, and are aiming for LEED Platinum certification for the building.
