The recent transformation of the U Street Corridor into one of the most dynamic neighborhoods in the city is widely known. Less known is that the redevelopment of the corridor continues, and much of the activity going forward will be on its eastern end.

The Floridian condominium at 919 Florida Avenue NW a block from the U Street Metro (map) is helping lead that activity. The two-tower project hit the market for the second time this past spring under new ownership, and sales took off. Over 50 units have been sold since the project’s relaunch in March, with pricing around $450 per square foot — a bargain for such a high-quality building.

“The sales have been fantastic,” comments Gerard DiRuggiero, founder and principal of UrbanLand Company, the firm selling The Floridian. “The Goldstar Group [new owners] have done a tremendous job restoring confidence in the project by being a very well-funded and proactive owner. They created sales momentum by releasing the first few floors at an attractive price, then releasing the upper floors once the building became more established.”

Most of the remaining units in the building are on higher floors, which is good news for people who like great views, says DiRuggiero. (Check out the floor-to-ceilings windows in the photo above.)

The Floridian is also promoting a special of up to $20,000 in concessions to new buyers.

Aside from the quality and pricing of the building itself, the level of planned development in the immediate vicinity is another reason for The Floridian’s success. Howard Town Center, located a block to the east, has new plans for a grocery store plus a few hundred residential units. Town nightclub, Nellie’s Sports Bar, and Duffy’s Irish Pub already have a steady stream of regulars and are usually jam-packed on the weekends. Trendy restaurants and bars like Patty Boom Boom, Marvin, and Dickinson Wine Bar have been very successful, and the recent renovation of the long-neglected 9th and U Street corner will add more life still.

As the neighborhood pushes further east, it will connect with the Howard Theater that is undergoing a full renovation, as well as other major sites. What this all adds up to is even more development for an already-hot area, says DiRuggiero.
