The development in the works around DC’s Union Market continues at a quick clip, including plans for a New York-style boutique hotel and loft-like, creative office space above and around the market.
Today, UrbanTurf provides a rundown of the approximately 1,160 residential units that are in the works for the area around Union Market. We’re defining the neighborhood as the area west of 6th Street NE, south and east of New York Avenue NE, and north of Florida Avenue (while including the street itself).

The largest residential development on the boards near Union Market is this massive mixed-use project at 1270 4th Street NE (map), which Edens is working on in collaboration with Level 2 Development and architect Shalom Baranes Associates. The Shapiro Residences include two buildings, which together will include 545 to 680 residential units and 40,000 square feet of retail. The larger south building, with 415-510 units, will be built first; before building the smaller north building, Edens will need to get the final go-ahead from the Zoning Commission.

The Edison at Union Market will include 187 apartments, approximately 28,000 square feet of ground-level retail space and a below-grade parking garage. The six-story building planned for 340 Florida Avenue NE (map) is being developed by LCOR and was designed by SK+I Architecture. The development will be one of the first residential projects to deliver near the market with a scheduled completion date of 2017.
Level 2 Development is planning a 315-unit building on the site of the Burger King at 3rd Street and Florida Avenue NE (map). The Eric Colbert-designed project will have 10,000 square feet of retail, 143 parking spaces, and a rooftop pool. It will also include a multi-tiered park that will offer a walkway that leads into the Union Market area. The developer is hoping to break ground on the project in late 2016.
Ditto Residential and Zusin Development have a residential building on the boards for 301 Florida Avenue NE (map) with plans for 50 to 60 units. The 71,000 square-foot, eight story project will have seven levels of residential atop ground-floor retail. The triangular plot is currently the site of a liquor store and a Penske truck depot. Dep Designs is the architect for the new development, which is slated to begin construction in the latter part of 2016.
