The New Plans For the 160-Unit Development Across from the Takoma Metro

A little over a month since the public got its first look at an ambitious mixed-use development across the street from the Takoma Metro, the proposed concept has a much different look.
New concept plans have been filed for Historic Preservation Office review of the project which would span from 300-308 Carroll Street NW (map) to 325 Vine Street NW (map). Located in the Takoma Park Historic District, the new concept would include more residential units while preserving more of the existing look of the project on Carroll Street.

The development will have 160 residential units rather than 140, and while there will still be five stories of new construction fronting Vine Street, both of the Victorian house-apartment-hostels overlooking Carroll will be restored and retained. Also, the new plans forgo construction of matching commercial spaces on the other side of the site.
For the portion on Vine Street, the development will include 16 inclusionary zoning units, 23 parking spaces, and 53 long-term bicycle spaces. The unit mix will span studios to three-bedrooms.
SGA Cos. is the developer. The Historic Preservation Review Board will consider the concept application later this month.
