The Nearly 3,000 Units From Route 1 to "Hyattsville Crossing"

Development along the Maryland side of the Rhode Island Avenue corridor may be heating up. Below, UrbanTurf takes an updated look at the residential projects on the boards from Mount Rainier to Hyattsville to Riverdale. 

Other interesting happenings in the area include construction of the replacement Hyattsville Public Library and The Mall at Prince George's (formerly known as Prince George's Plaza) seems poised to get a below-grade self-storage facility. Also, let's not forget the impending rebrand of the Prince George's Plaza Metro station to Hyattsville Crossing.

In case you missed them, here are the other neighborhoods we have covered so far this year:


3200 Mount Rainier

Plans surfaced last year for a 97-unit development with ground-floor retail at the site of a pop-up dog park at Eastern and Rhode Island Avenues (map). The building will have a gym and a rooftop pool, along with 99 below-grade and 10 surface parking spaces. The unit mix will include one-bedrooms with and without dens and two-bedrooms, as well as two-level penthouse units. IFG Group is the developer. The development is expected to deliver in 2025; building permits haven't been issued yet.


Hyattsville Canvas

A raze application was filed in June for a vacant building adjacent to the historic Armory building along the Route 1 corridor, an early step toward a proposed development in the 5300 block of Baltimore Avenue (map). Urban Investment Partners is working on a project that would deliver 284 apartments, 32,000 square feet of retail, and a pedestrian plaza with benches, water features, and outdoor dining. 


The Riverfront at West Hyattsville

Development at West Hyattsville Metro station (map) recently took a leap forward: the 183 townhouses on the western side of the site started presales in June, a new Kaiser Permanente medical office building is currently under construction fronting Ager Road, and Gilbane Development Company has filed a preliminary subdivision application for the 8 acres west of Ager Road and Lancer Drive (map)

The proposed development would deliver 750 units above 15,000 square feet of retail. The County Planning Board is expected to vote on the application next month. The overall development has already incorporated improvements to the Anacostia River Northwest Branch Trail and will also deliver 4.5 acres of public parkland with an amphitheater. 


Suffrage Point

After an appeal was dismissed early this year, presales started this summer for the 31 houses being built on the former site of the WSSC building at 4017 Hamilton Street (map). Werrlein Properties is developing the project and each house would have a regular or wraparound porch and an interior or detached two-car garage.

Meanwhile, Suffrage Point South, at Gallatin Street and 40th Place (map), will deliver 41 townhouses to what is now surface parking. The Planning Board is expected to consider the project in November.


Hyattsville Crossing

Named after the new moniker for the soon-to-be-former Prince George's Plaza Metro station, the owner of the Mall at Prince George's (formerly known as Prince George's Plaza) filed a pre- detailed site plan application two weeks ago for the mall property at 3500 East West Highway (map) for some sort of multifamily development. 


East-West Highway and America Boulevard

A block away on the surface parking lot west of the Safeway (map), Perseus TDC has filed a detailed site plan application to create an eight-story, 316-unit building. All of the units will be market-rate, with 80 two-bedrooms and studios and one-bedrooms for the remainder. The developer hopes to break ground next summer and start leasing in June 2024.


The Dewey Development

Last October, the District Council approved a 529-unit development at Adelphi and Toledo Roads (map), part of the Dewey property at Adelphi, Belcrest, and Toledo Roads (map). Development at the site is also expected to produce some retail and additional townhouse-style units in partnership with Stanley Martin.


The Landy Property

The Planning Board also granted architectural approval to a townhouse development proposed across the street on the 33-acre Landy property at Belcrest Road and Toledo Terrace (map) last spring. The first phase would deliver 131 townhouses; according to 2018 approvals, the site could eventually contain a total of 331 townhouses. Marvin R. Blumberg Company is the developer.


The Station at Riverdale Park

Back on Route 1, the Riverdale Park Station development is gearing toward opening a food hall to join the Whole Foods and other retail on the site, with 119 townhouses already sold and another 227 apartments delivering in June.   • Buildings 7 and 8

These plans would add two apartment buildings with 625 units to the site where where the property abuts the CSX railroad tracks (map). The donut-shaped, seven-story Building 7 would deliver 338 apartments, while the S-shaped, six-story Building 8 would have separate sections for senior living and market rate units. Each would also have a six-story parking garage with up to 507 and 441 respective spaces. A restored Rhode Island Avenue streetcar would also be retrofit into 450 square feet of commercial space in a plaza near Building 7.
