One of the Biggest Residential Projects in Bethesda Gets a Thumbs Up

Yesterday, the Montgomery County Planning Board approved what will be one of Bethesda's largest new multifamily developments.
Battery Lane District will include up to 1,130 residential units and 6,000 square feet of non-residential use across five sites on Battery Lane between Old Georgetown Road and Woodmont Avenue (map). Brown Development, which also developed the existing mid-century residential buildings and 806 units in the Battery Lane District, is the applicant. The Planning Board conditionally approved the sketch plan in December.

As of now, the development breaks down as follows:
- Site A, at 4857 Battery Lane, will host an 11 story building designed by DNC Architects; DNC is also designing the 9-story building on Site E, at 4998 Battery Lane.
- Cooper Carry is designing the buildings on Sites B and C, respectively at 4858 and 4890-4900 Battery Lane; Building B is expected to have 400 units above 5,300 square feet of retail, and Building C will have 315 units.
- KGD Architecture is designing the up-to-18 story building on Site D at 4949 Battery Lane, which will divide 468 units across three volumes.
Details are still forthcoming on the unit counts for the remaining buildings, each which will also be subject to site plan applications. Thus far, we know that the redevelopment will include a unit mix up to three bedrooms and some townhouse-style units, and that 20% of the units will be moderately-priced. Four existing buildings, including 477 units, will also be replaced by part of the new development, which means that there will be an increase of about 700 residences once the development is completed.
The development would be constructed in phases over 10-15 years, and may break ground in 2021.
