The 6 Project Residential Pipeline Around DC's Starburst Intersection

Projects large and small east of DC's H Street Corridor are in various stages of coming to fruition. Some have stalled (like the Valvaere) or the path forward remains unclear (like the redevelopment of Hechinger Mall), while others seem to be inching forward or have recently delivered. 

Last week, we covered the plans across the street in Trinidad, where the ANC also was granted final approval in February to establish what will be the city's first implementation of the RF-4 zone. Today, UrbanTurf takes a look at the residential developments still in the works north and east of the Starburst intersection. 

In case you missed them, here are the other neighborhoods we have covered this year:


1447 Maryland Avenue

While the owner of the mixed-use building at 1447 Maryland Avenue NE (map) sought zoning approval last year to add two stories and deliver nine apartments above approximately 1,500 square feet of retail, they withdrew the application in November.


Hechinger Mall Redevelopment

It has been almost two years since developers MRP Realty and JM Zell went under contract to purchase the 40 year-old, 190,000 square foot shopping center at Hechinger Mall (map); plans are still unclear at this time.


16th and Benning Road

Foulger-Pratt was awarded Housing Production Trust Fund financing this spring for a 322-unit building at Benning Road and 16th Street NE (map). 123 of the apartments would be affordable to households earning up to 50% of area median income (AMI).


1701 H St NE

New owner Grubb Properties has been tweaking the planned unit development (PUD) they inherited from Capital City Real Estate after this project was temporarily derailed by an appeal. After getting approval to remove balconies from the east façade of the proposed building at 1701 H St NE (map) in December, another modification of consequence application is currently pending to add a partial seventh floor along Benning Road, increasing the number of residential units from 181 to 191. As part of this change, four Inclusionary Zoning (IZ) units will be added to the project in addition to the previously-approved 8% of residential space; at least 11 IZ units will be for households earning up to 50% of AMI and at least six units for households earning up to and 80% of AMI; also, at least nine of the IZ units will have two or three bedrooms.

The building will also have 46 below-grade parking spaces and up to 15,000 square feet of ground-floor retail. WDG Architecture is the designer. The Zoning Commission will consider the application next month; building permit applications have already been filed.


The View

The 47 condos at 1020 17th Place NE (map) have delivered, and there are still a handful of units in the four story-plus-penthouse building that are on the market. Some units have private outdoor space, and the development also includes seven surface parking spaces and 15 bicycle spaces. McWilliams|Ballard is administering sales; Square 134 Architects is the designer. 


1801-1809 Maryland Avenue

While developers Jared Kahn and Anthony Williams and Gallaudet real estate director Sam Swiller shared plans a year ago to file a map amendment for the trio of six-unit properties at 1801, 1805 and 1809 Maryland Avenue NE (map), the application has not yet been filed. The rezoning would an apartment building up to 90 feet tall with roughly 57 units.


South Stone

The 16 two-bedroom with and without den units at 1654 K Street NE (map) have sold out. The project was developed by RLP Investments and ADG designed the interiors. 


1249 Bladensburg Road

Construction has been stop-and-start on the four-story, 20-unit building permitted for the former church site at 1249 Bladensburg Road NE (map).
