The 5 DC Neighborhoods With The Best Home Price Appreciation in 2019

With fall right around the corner, UrbanTurf is taking its semi-annual look at the neighborhoods across DC that have seen the highest home price appreciation this year.
In the table below, we outline the five neighborhoods in the city that have seen the largest increase in home values in 2019. In order to qualify, a neighborhood had to record at least 15 sales this year. Also, if there was a wide disparity between the sales of single-family homes and condos/co-ops this year versus last year, we didn't include the neighborhood on the list.

As has been the case with this list, the neighborhoods represent the east and west sides of DC. The Ward 7 neighborhood of Hillcrest leads the way, with home values rising by 44 percent, thanks to double-digit percentage increases across all property types. The upper NW DC neighborhood of Spring Valley came in second thanks to values for detached homes with 4+ bedrooms exceeding $2.2 million, on average. Wesley Heights and Berkley, the city's most expensive neighborhood this year, came in third and fourth, respectively. Deanwood rounded out the list as, like Hillcrest, home prices rose for virtually every property type in the neighborhood.
