The 250 Units Still in the Pipeline Along 14th Street

Like a corridor in the northeast section of DC, the residential development pipeline along 14th Street has far fewer units on the boards than it did five years ago, and just as soon as units enter the pipeline these days, others deliver. 

Eight lofts retrofit into the 1700 block delivered last fall, as did 56 units in the 2200 block. Today, we take a look at what residential development still remains along this stretch.

2204-2206 14th Street

Last fall, Willard Partners submitted a concept application to the Historic Preservation Review Board to incorporate the façades of the commercial buildings at 2204-2206 14th Street NW (map) into a six-story development that would deliver 13 units above 2,600 square feet of retail. At least one unit will be Inclusionary Zoning.

The unit mix spans from one-bedrooms with dens to two-bedrooms with dens, and each unit would have interior elevator access and features like fireplaces, built-in library walls, and private outdoor space. The building would also provide a rooftop lap pool and four rear surface parking spaces. PGN Architects is the designer. The HPRB is scheduled to consider the concept soon.

Collection 14

Construction work is almost finished on the exterior of the block-long building surrounding the former Martha's Table site in the 2100 block of 14th Street NW (map). The development appends seven stories to the restored historic two- and three-story commercial façades and the historic garage on the site in order to deliver 233 residences, roughly 30,000 square feet of arts and commercial space, 4,000 square feet of event space, and up to 75 below-grade parking spaces. Madison Investments is the developer and Perkins Eastman is the architect. The project may deliver this year.

Barrel House Liquor Redevelopment

It doesn't seem like much has happened at the former Barrel House liquors site at 1341 14th Street NW (map) since DCRA designated the property vacant last year. Metropolis Development Company was slated to construct a seven-story building, designed by Bonstra|Haresign Architects, with 37 apartments above retail.
