Similarly to the 14th Street and H Street corridors, Adams Morgan is another locale in the District where the residential pipeline is trending downward. Between an all-affordable development and a planned church conversion to create temporary housing for returning citizens, nonprofit Jubilee Housing is perhaps the most active developer in the neighborhood right now.
Below, UrbanTurf catches up with the status of residential development in Adams Morgan.
Although an appeal of the neighborhood's most infamously contentious development was dismissed, all has remained quiet at the SunTrust Bank and accompanying plaza at 1800 Columbia Road NW (map). Then-PN Hoffman, now Hoffman & Associates, and Potomac Investment Properties received zoning approval three years ago for a six-story Eric Colbert and Associates-designed building with 52 condos above commercial space.
With the merger last month between SunTrust and BB&T, which also has a location at 18th and Columbia, it's possible that this site is going back to the drawing board; the project is no longer included on either the developer or the architect's websites. Meanwhile, ANC 1C passed a resolution supporting a theoretical library on the site.

Last week, Beztak Properties and Foxhall Partners filed a zoning application to add 40 studio units to the AdMo Heights development via the existing storefronts at 1767-1771 Columbia Road NW (map). As proposed, the buildings will share the 31 parking spaces at the 80-unit AdMo Heights, and one of the units will be inclusionary zoning. There will also be a penthouse with club room, gym, and lounge. Bonstra|Haresign Architects is the designer.
Jubilee Housing is converting the vacant Transcentury Building at 1724 Kalorama Road NW (map) into 25 affordable units. The project will include a ground-floor expansion of the Sitar Arts Center from the adjacent condo building and penthouse office space for Jubilee. Two-thirds of the 25 units will be for households earning up to 30 percent of median family income (MFI), while the remainder will be for households earning up to 60 percent MFI. PGN Architects is the designer.
Last July, EastBanc and Mitsui Fudosan broke ground on a 10-story, 172-unit development behind the Scottish Rite Center at 1630 Columbia Road NW (map). The building will include an internal connection to the Center and 75-80 parking spaces across two below-grade parking levels, and amenities include a rooftop infinity pool, a courtyard with grills and fire pits, dining rooms and a fitness center. Grimshaw Architects is the architect; the project is expected to deliver next year.
