The 1,000 Residential Units Delivering in Buzzard Point This Year

Two years after Audi Field opened, the Buzzard Point neighborhood is seeing its first new residential units deliver as move-ins have either begun or are imminent for three new developments. With the exception of one either site, however, much of the rest of the residential pipeline in this area is still in the planning phase, and concerns still remain over the environmental impact of development on residents of this former industrial-heavy area.
Today, UrbanTurf looks at the southernmost tip of the northern banks of the Anacostia River to see the status of the residential pipeline.

Move-ins have begun for Buzzard Point's first condos at First and V Streets SW (map), where Capital City Real Estate delivered an 8-story condo development with 110 units. Amenities include a roof deck, dog- and car-wash areas, and refrigerated food delivery storage; prices start in the $500,000s. Eric Colbert and Associates is the architect.
Move-ins are expected to begin in October for the RiverPoint development at 2100 2nd Street SW (map). The former Coast Guard headquarters is delivering 481 units above a vegan restaurant and a food hall by Spike Gjerde, an indoor/outdoor restaurant from the owners of Tony and Joe's, and a new headquarters for DC Central Kitchen.
Short term lodging company WhyHotel will run up to 150 of the residential units for up to two years during lease-up. The development has eight affordable units set aside for households earning up to 60% and 50% of area median income (AMI). Amenities will include a rooftop infinity pool and deck; two below-grade levels will provide 361 parking spaces and 168 long-term bicycle spaces. The development is helmed by Akridge, Western Development and Orr Partners, and Antunovich Associates and BCT Architects are the designers.
Move-ins have begun at the 453 residential units converted from additional Coast Guard office space at 1900 Half Street SW (map). The building includes 290 below-grade parking spaces, and will also host the Eagle Academy Public Charter School, although the developers have reserved the right to convert some of the school's square footage back to retail in the future.
Amenities include a dog park, co-working space, library, and rooftop infinity pool. Douglas Development, PTM Partners, and EB5 Capital are the developers and Antunovich Associates is the architect.

Ground broke in January for the first building in this two-phase, all-affordable development a block from Audi Field. The first phase will deliver an 11-story building with 76 units and 3,000 square feet of ground-floor retail at 1550 First Street SW (map).
The unit mix will span from studios to four-bedrooms; aside from 16 units of permanent supportive housing for households earning up to 30% AMI, the units will be affordable to households earning up to 50% of AMI. TM Associates is helming the development, and PGN Architects is the designer.
The second phase, which received zoning approval last year, will deliver an additional 101 affordable units above ground-floor commercial space at 1530 First Street SW (map). The development will also include satellite space for partner United Planning Organization to administer support services to building and neighborhood residents, including job training and placement.
Capitol Building Supply Redevelopment
News broke last fall that Toll Brothers is planning a two-phase development on the 1.4-acre site of the Capitol Building Supply at Potomac Avenue and First Street SW (map). The project may include over 400 residential units, a 175-room hotel, and 20,000 square feet of retail. Some environmental site work was permitted this spring.
The Sandlot has relocated as MRP Realty is moving forward on a two-phase development at 1800 Half Street SW (map). The developer closed on the property in April and plans on breaking ground soon on a 105 foot-tall building with 344 apartments above retail. SK+I Architecture is the designer.
DC United awarded development rights for the two-acre Parcel B at Audi Field (map) to PN Hoffman last spring. While plans are still forthcoming, mixed-use development is expected to deliver either up to 400 residential units or a hotel and live entertainment.
Although plans have not yet been revealed for the 7-acre site at First and V Streets SW (map), Akridge is expected to propose a two-phase mixed-use development with up to 2.4 million square feet of apartments, hotel rooms, creative office, and retail.
