The 10-Year Trajectory Of DC-Area Home Prices In 4 Charts

Today, UrbanTurf is taking our annual look at the trajectory of home prices in the DC region over the last decade. Below we analyze four charts that show the path of home prices for a variety of property types since 2016.
Home prices in the DC area reached $625,000 at the end of 2025, representing a 4% increase, year-over-year. While this marks a slowdown from the rapid appreciation seen during the pandemic years, prices have still increased approximately 61% compared to 2016 when the median home price was $385,000.
As the chart above shows, prices for detached homes in the DC region started noticeably increasing during the onset of the pandemic. Between the beginning of 2020 and the end of last year, median prices for this property type increased $240,000, hitting a record high of $860,000 in the second quarter of 2025. Prices took their foot off the accelerator a bit as the year came to a close, but still rose about 4% year-over-year, and there isn't much evidence that the appreciation will slow down in 2026.
Rowhouses and townhouses have also seen robust price growth, though for the last several quarters, the median price has hovered in the $590,000 to $620,000 window, hitting the latter record in the second quarter of 2025.
Despite the recent plateau, prices for rowhouses and townhouses have still increased approximately 57% since 2016, when the median stood around $380,000.
The condo and co-op market has shown the most modest appreciation among all property types, though prices have still risen notably over the past decade. Median prices for condos and co-ops ended 2025 hovering just below $400,000, about a 3% increase compared to the end of 2024.
This property type has not seen as significant an increase in price over the last decade as other types, but is still up more than $100,000 during that time.
