Ready to Rent: The New Apartments Delivering Soon in the DC Area

As we’ve reported, a slew of new apartment buildings are set to deliver in the next few years in the DC region. Here’s a rundown of new projects that just started renting or will be ready for tenants in the next three to four months.
Meridian at Mount Vernon Triangle
Located at 425 L Street NW (map), this 390-unit building began pre-leasing in March and opened just last month. Meridian offers studios, starting at around 500 square feet, one-bedrooms from 700 to 950 square feet, and two-bedrooms from 990 to 1,330 square feet. Studios and one-bedrooms have starting rents of $1,925/month and two-bedrooms range from $3,275 to $4,000.
Garfield Park at Clarendon Village
Garfield Park at Clarendon Village is a five-story, 149-unit mixed-use development at the southwest corner of N. 10th Street and Washington Boulevard (map) in Clarendon. Eight of the units will be live/work spaces, and there will also be significant office and retail space and 295 underground parking spaces associated with the complex. Leasing is expected to start in the next couple months, but no exact date has been released.
Archstone First + M, located at 1st and M Street NE (map), has started pre-leasing and will having their first official move-in later this week. The 469-unit high rise was designed by architect Davis Carter Scott, with Paradigm as the general contractor. Ground floor retail is planned, and the building has amenities including a tool shed, a large courtyard with a movie theater and yoga studio, and a glass-enclosed lounge with a library and music rooms.
Trilogy at NoMa is comprised of three buildings on an entire block near Eckington Place NE & Harry Thomas Way NE (map). With a total of 603 apartments, the complex is expected to deliver in the third quarter of this year. There will be a mix of studios, one bedrooms, one bedrooms with dens, and two bedrooms with dens, with an average square footage of 770. The first building will include lofts ranging from a warehouse style to an art deco look, the second building will look contemporary, and the third building will have a slightly more traditional design.
The Asher, a 206-unit apartment building at 621 North Payne Street in Alexandria (map) will start pre-leasing in July and will deliver by September. The project is located right next to the Braddock Road Metro, and will be LEED Silver certified, with a green roof, water-saving systems and energy-efficient appliances. The project was originally intended to be condos, but switched to apartments when the market changed. It has been developed by Erkiletian.
Avalon Park Crest, a 354-unit apartment community in Tysons Corner at Westpark Drive and Park Run Drive (map) will start pre-leasing in mid-June and is scheduled to deliver in July. Developed by Avalon Bay Communities, the offerings will range from 550 square-foot studios to 1,400 square-foot two-bedrooms. Rents will start at $1,469 a month.
Baily Park is a 16-unit apartment building that will be located at 625 Rhode Island Avenue NW (map). The project will be comprised of two- and three-bedroom units ranging in size from 1,150 to 2,200 square feet. Half of the units will be set aside for households making 60 to 80 percent of the area median income. The project is estimated to deliver this summer, but that could be delayed.
The District, a seven-story apartment building at 14th and S Streets NW (map), will start pre-leasing in September. The 125-unit project was developed by JBG and Grosvenor and designed by architecture firm Shalom Baranes. Eighty-five percent of the apartments will be studios or one-bedrooms. The project was originally slated to be condos; in late November, JBG announced that they would be switching to rentals. The building’s ground-floor retail will house a new outpost of Ted’s Bulletin.
