Price Cutter was not published last week, so this week UrbanTurf is highlighting recent price reductions on a number of properties that we have featured over the last month or so.

Former Capitol Hill Commercial Space Turned Three-Bedroom Home

Price Cutter: Capitol Hill, Logan Circle, Mount Vernon Triangle: Figure 1

Originally a commercial storefront with living quarters above it, this building a few blocks northeast of Eastern Market has been converted into a three-bedroom, 2.5-bath home. When UrbanTurf featured it in Best New Listings about a month ago, we noted that the coolest feature was the soaring skylight that shines light down into the dining area (see photo above). The master bedroom has a small alcove for a bed as well as a covered balcony, and there is a large patio and a shed for extra storage off the back of the house. The price was recently dropped by $30,000.

  • Full Listing: 310-312 11th Street SE (map)
  • Original Price: $799,000
  • New Price: $769,000
  • Bedrooms: Three
  • Bathrooms: 2.5
  • Square Footage: 2,208

1,320 Square-Foot Two-Bedroom South of Logan Circle

Price Cutter: Capitol Hill, Logan Circle, Mount Vernon Triangle: Figure 2

About a week ago, the price on this 1,324 square-foot two-bedroom Logan Circle condo was reduced by $50,000. The listing is located in The Barrett, an 8-unit boutique building about a block south of Logan Circle, and the focal point of the two-level condo is a large living/dining area with four south-facing windows that frame a fireplace. The listing price also includes a parking space, a $20,000 to $25,000 value in this part of the city.

  • Full listing: 1310 12th Street NW, #3 (map)
  • Original Price: $599,000
  • New Price: $549,000
  • Bedrooms: Two
  • Bathrooms: 2.5

What $415K $410K Buys You in DC

Price Cutter: Capitol Hill, Logan Circle, Mount Vernon Triangle: Figure 3

We featured this tenth-floor one-bedroom unit in our What $415,000 Buys You post about a month ago, but a recent $5,000 price drop has taken it out of that price category. The listing is in the Yale Lofts project on New York Avenue, a building that was formerly one of the largest steam laundries in the city, which was converted in recent years into luxury lofts and condos. This 812 square-foot unit has a set of double doors that lead out to a private balcony, and an open living room set-up. The unit comes with garage parking, and the building has a roof deck and pool, a gym and even a billiards room.
