In Price Cutter this week, we highlight recent price reductions on a two-bedroom Tudor in Burleith, a renovated four-bedroom in Hillcrest and a one-bedroom Columbia Heights condo.
What $840K $820K Buys You in Burleith
We originally featured this two-bedroom updated Tudor in Burleith in What $840K Buys You in DC just over a month ago. The 1,850 square-foot interior has a good-sized kitchen that opens up to a dining room and a rear family room, as well as two large bedrooms on the upper level. The lower level has a kitchen (in need of updating), but no certificate of occupancy, which is needed for the owner to rent the space out legally. There is also a large backyard with a slate patio and walkway as well as a garage. The price on this listing recently dropped by $20,000.

The Price Keeps Dropping on This Four-Bedroom Renovation in Hillcrest
In Best New Listings at the beginning of the year, UrbanTurf featured a four-bedroom home in the southeast DC neighborhood of Hillcrest that was extensively renovated in 2010, and we didn’t expect that it would still be on the market today. Among the many enhancements, it has a rear deck, a large rec room, and a spacious common area on the second level. In the four months that it has been on the market, the price has been reduced three times, and now the four-bedroom is available at a $50,000 discount from its original asking price.
- Full Listing: 3121 Alabama Avenue SE (map)
- Original Price: $379,000
- After First Price Reduction: $359,000
- After Second Price Reduction: $349,000
- New Price: $329,000

One-Bedroom Unit For Under $300,000 in Columbia Heights
This Columbia Heights one-bedroom sits about a five-minute walk from the neighborhood Metro station, and given the location, UrbanTurf christened it well-priced at under $300,000 in late February. The 610 square-foot unit has had its floors refinished and there are two original fireplace mantels in the living room and bedroom. Also, the large bay window offers some cool views of the church across the street. Because the building is not FHA-approved, the buyer will need to put at least 10 percent down, but now that the price has been reduced by another $10,000, it will likely draw some more interest.
- Full Listing: 1527 Park Road NW, #302 (map)
- Original Price: $289,900
- New Price: $279,900
- Bedrooms: One
- Bathrooms: One
- Square Footage: 610
