St. Monica’s

Repurposed buildings have a certain allure for home buyers and this spring, those in the market for a new home will have their choice of living in an old firehouse, a former police station or a former church.

UrbanTurf has received details about two projects, The Residences at St. Monica’s and The Station and Engine House, both of which will deliver in Capitol Hill in the spring of next year.

For just over 100 years, St. Monica’s served congregations of varying sizes and denominations until 2009 when the congregations of St. Monica’s and St. James merged on Capitol Hill and St. Monica’s was deconsecrated.

The Station and Engine House will consist of the former police house at 525 9th Street NE, as well as Engine Company 10 at 1341 Maryland Avenue, which went into service on July 2, 1895, and served Capitol Hill for 45 years before moving to join Truck Company 13 at 1342 Florida Avenue NE.

The sales and marketing at The Residences at St. Monica’s and The Station and Engine House are being handled by Urban Pace. Here are short summaries of each project. We will provide more information as it becomes available.

The Residences at St. Monica’s

  • Address: 1340 Massachusetts Avenue SE (map)
  • Details: The project will have a total of nine units. The 24-foot vaulted ceilings, stained glass and original heavy timber columns from the property’s life as a church will be incorporated into the floorplans. Most units will have private street entrances and select homes will come with parking spaces. No word on if the fire pole will remain in place.
  • Prices: From the $300,000s to approximately $1.1 million
  • Delivery: March 2011

Engine Company 10

The Station and Engine House

  • Address: 1341 Maryland Avenue NE (map) and 525 9th Street NE (map)
  • Details: The Station and Engine House project will be a single development, even though the two buildings are a few blocks from each other. The Engine House will have four units and The Station will have five (two units in each building will be affordable units). The homes will have between two and three levels, depending on the unit. Features will include 15-foot ceilings, private entrances and mezzanine levels for a recreation room or additional bedroom. Four parking spaces will be available at The Engine House and five spaces at The Station.
